Between Villarrica and Colonia Independencia we are offering a contiguous area of pasture measuring 34,080 m² (3.4 hectares) in the district of Mbocayaty. The plot lies directly opposite the Policía Caminera post and looks out across open land towards the wooded Cerro Capií.

The land

The site is established pasture - gently undulating, largely open, with no rock or marsh. Grass and old growth stand tall, while individual groups of trees and lines of scrub structure the terrain and provide shade. This is land that has been grazed for years and can be used immediately: no clearing, no levelling.

At the rear the plot adjoins a eucalyptus stand - a well-tended plantation belonging to the neighbour, which doubles as a windbreak and a green boundary. Access is via a red sand track branching off the main road.

Power and water

An overhead power line crosses the property (clearly visible in the photographs). The route to your own ANDE connection is therefore short - a point that, with rural land in Paraguay, often decides between "buildable" and "expensive". There is currently no water supply on the plot; in this region a private well is the usual solution. We are happy to establish in advance what a connection and a borehole would actually cost.

The location: between two centres

The plot sits conveniently in the triangle between Mbocayaty, Villarrica and Colonia Independencia. Villarrica is about 12 km away and offers a hospital, specialists, a university, banks and the large weekly market. Colonia Independencia is roughly 9 km away - the German colony founded in 1919, with a German school, German-speaking doctors, and bakeries and butchers in the German tradition. Asunción is around 135 km away.

Geographically you are on the edge of the Cordillera del Ybytyruzú highlands: clear streams, waterfalls such as the Salto Suizo, and a noticeably more pleasant climate than the lowlands. The Policía Caminera post directly opposite makes for a quiet, well-observed stretch of road.

What you can do here

• A home with land: 3.4 ha leave room for a house, garden, fruit trees and animals - without neighbours at your elbow
• Horses or cattle: the land is already pasture and remnants of fencing are in place
• Forestry: the eucalyptus stand next door shows the site performs - we advise from our own practice
• Smallholding or orchard: good sun exposure, open ground, short runs to both towns
• Store of value: land on a paved link between two growing centres

Ownership - please read

We set out the legal position openly, because there is a particular feature here. The land comes from an estate; the sellers are a community of five heirs. The adjudicación - the award from the probate proceedings - has deliberately not yet been registered in the heirs' names, so that it can be issued directly to the buyer. This is a customary and permissible route in Paraguay and saves one additional transfer along with its costs.

For you this means two things: you are not buying from a single registered owner but from a community of heirs, and the transfer runs through the probate proceedings. All five heirs must sign. Before any payment we check the state of the proceedings, the completeness of the heirs' entitlement, and the register entry for Finca 353 / Padrón 923 at the Dirección General de los Registros Públicos. If anything there is not clean, we will tell you - and advise against it.

According to the sellers' written offer, the buyer bears the costs of transferring ownership (notarisation, registration and the associated fees). Do factor this in; we will give you a realistic figure in advance.
