In the deed the notary certifies, on the basis of the register extract, that the finca carried no restrictions on ownership and no encumbrances, and that property tax had been paid. To be straightforward about it: that certificate reflects the position in 2008. It is a good sign but does not replace a current check. Before any payment we obtain a fresh register extract from the Dirección General de los Registros Públicos for you and have the cadastral status confirmed.
The location: Colonia Independencia
The colony was founded in 1919 by winegrowers from Baden; settlers from Austria and Switzerland followed later. German-speaking structures still shape everyday life: a German school, German bakeries and butchers, clubs and church services. For families with children, the local school is often the decisive argument.
The region lies in the highlands of the Cordillera del Ybytyruzú - home to Akatĩ (600 m), one of Paraguay's highest peaks. The elevation makes for a noticeably more pleasant climate than the lowlands: cooler nights, less oppressive summers. Numerous streams and waterfalls shape the surroundings, including the well-known Salto Suizo. Villarrica, with hospital, specialists, university and shopping, is around 40 km away; Asunción about three hours by car.
The immediate neighbourhood
This is not an isolated spot: the access road is a wide, well-kept municipal road with traffic signage, and power poles and lines run along it - so the house connection is short and inexpensive. Occupied houses with tended gardens stand within sight. You would be building in an existing neighbourhood rather than on a greenfield site without infrastructure, yet the development is loose enough that there is no sense of crowding.

- Water supply: whether a connection to the local network (junta de saneamiento) exists or a well needs to be drilled, we will clarify on site for you. Water is readily accessible in the region and a well is a common, affordable solution.
- Access: an unpaved but well-built municipal road - outside town centres the norm in Paraguay, passable year-round, but not asphalt.
- Distance to Asunción: around three hours by car. That is the price of the quiet and the landscape.
Price
The purchase price is set in guaraníes - standard for land sales in Paraguay. The euro figure is a guide value at the current exchange rate and moves with it; the guaraní amount governs the contract. This works out at roughly 48,970 ₲/m².
