The spring in front of the house

A natural spring rises on the property - in Paraguay called ykuá or naciente. It sits just below the living level, is framed in natural stone and forms a small pool of standing water. That means water straight from the land, a cooler corner of the garden and a piece of grown nature you do not have to create first.

Architecture and layout

A flat-roofed, clearly drawn house with straight lines, floor-to-ceiling glazing and an aluminium façade in wood finish. The layout is conceived as one flowing main space: kitchen with island, dining area and living room merge into one another and open onto the terrace through sliding doors. Added to this are a walk-in wardrobe, a laundry room, a pantry, a cloakroom and a guest bathroom.

Construction - where the difference lies

• Double-shell exterior walls with air cavity, connected by wire anchors
• Rear-ventilated curtain wall façade: weather protection and insulation are structurally separated. The wall construction stays permanently dry and mould is prevented.
• Roof of sandwich panels with PU foam core - excellent thermal and acoustic insulation and therefore noticeably lower cooling demand
• Windows and sliding doors with double glazing
• Continuous mosquito screen system on all windows and sliding doors

Note on the pool

The location: Colonia Independencia

The colony was founded in 1919 by winegrowers from Baden; settlers from Austria and Switzerland followed later. German-speaking structures still shape everyday life: a German school, German bakeries and butchers, clubs and church services. The region lies in the highlands of the Cordillera del Ybytyruzú with numerous streams and waterfalls, including the well-known Salto Suizo. The elevation makes for a noticeably more pleasant climate than the lowlands. Villarrica, with hospital, specialists, university and shopping, is around 40 km away; Asunción about three hours by car.

Legal certainty

Foreigners may acquire property in Paraguay without restriction. Before any payment we check the land registry entry at the Dirección General de los Registros Públicos: chain of title, encumbrances, outstanding taxes and whether cadastral data matches the actual area. The purchase contract is notarised by a public notary (escribano público) - we expressly recommend a notary of your own choosing.
